Here's the truth most roofing websites won't tell you: the majority of roofs we're asked to replace don't need replacing. A slipped slate, a cracked flashing, a blocked valley — these are repairs, measured in hundreds, not thousands.
A roof really is done when: the slate or tile itself has failed across the whole slope (delamination, nail sickness); multiple slopes are leaking; the felt underneath is brittle throughout; or the timber structure has been compromised by long-term leaks.
Ask any roofer who recommends a new roof three questions: show me photos of why it can't be repaired; what will the same money's repair buy in years; and is that opinion in writing? If they hesitate, call us for a free second opinion.
